What makes a healthcare washroom easy to clean and maintain?

Cleaning and maintenance are everyday considerations in any healthcare environment, so it makes sense to think about both at specification stage.

The materials you choose, how services are concealed, where access is provided and how the sanitary assembly is put together can all affect how easy the finished space is to clean and maintain.

Getting those details right can make life much easier for the teams looking after the building.

Make surfaces easy to clean

HBN 00-09 recommends smooth, impervious finishes that are easy to clean, with supply pipework concealed wherever practical.

Material choice is an important part of this, but so is the way the complete sanitary assembly is designed. Joints, gaps and awkward areas around sanitaryware can all make cleaning more difficult.

Venesta’s Vepps Hygen units are manufactured from a single piece of Solid Grade Laminate (SGL), creating a smooth, seamless surface that is impervious to water and easy to clean. Plus, an integrated seal is designed to prevent water, vapour and airborne particles passing through the rebate.

Conceal services and keep them accessible

Pipework and services should be concealed in healthcare environments wherever practical, but estates teams still need easy access when something requires attention.

This is where the design of the IPS makes a difference. Hinged access panels allow engineers to reach the duct space without removing complete panels, and secure locking mechanisms keep services protected when they are not being worked on.

Vepps Hygen has recessed, flush-fitting hinged and lockable access panels, with larger access hatch options available for wash hand basin assemblies. Hygen Plus also offers larger access hatch options for ongoing maintenance.

A relatively minor repair shouldn't mean dismantling half the installation or taking an area out of use for longer than necessary. Good access makes maintenance simpler and helps keep disruption to a minimum.

Specify for durability

Healthcare sanitary areas are cleaned frequently and often see high levels of use, so material choice matters.

Solid Grade Laminate (SGL) is durable, impervious to water and easy to clean, making it well suited to healthcare environments. Vepps Hygen is manufactured from a single piece of SGL, creating a smooth, seamless finish, with flush-fitting access doors that maintain the clean surface. For higher-use areas, Vepps Hygen Plus has satin anodised aluminium corner extrusions for additional strength and durability.

Make maintenance part of the specification

The best time to think about maintenance access is before the system is installed.

  • Where are the components that will need inspecting or servicing?
  • Can they be reached easily?
  • Can an engineer get to them without removing large sections of the installation?
  • Can access be secured afterwards?

Venesta’s healthcare range includes different configurations to suit the building and its services. Boxed-out units provide hinged and lockable top access panels, and recessed units provide secure access without protruding into the room. Vepps Wall Systems use sectional panels to provide access to concealed services.

Planning for maintenance access at specification stage makes life much easier for estates teams once the building is in use.

The Royal London Hospital

The Royal London Hospital is a good example of how the right IPS system can make ongoing maintenance easier.

Venesta supplied Vepps healthcare washroom products for the project, giving estates teams straightforward access to the duct space through hinged panels. The system’s linear-bearing hinges mean panels can remain in place during maintenance work, avoiding the need to remove and refit them. Maintaining the duct space using Vepps took 70% less time than with a plain panel system.

For a busy hospital, easier access and less time spent carrying out maintenance can help reduce disruption and get facilities back into use more quickly.

Consider the longer-term cost

Cleaning, servicing, repairs and replacement all continue throughout a sanitary unit’s working life. The time involved needs to be considered too, particularly when maintenance requires part of a busy healthcare facility to be taken out of use.

Durable materials, accessible services and components that can be reached without unnecessary dismantling can make ongoing maintenance quicker and easier.

For estates teams managing multiple facilities, that can have a real impact on maintenance costs and disruption over the life of the installation.

Talk to our healthcare experts

Making healthcare sanitary areas easier to clean and maintain starts with the decisions made at specification stage.

Our healthcare team works with architects, specifiers, contractors and estates teams to help develop IPS and sanitary assembly solutions around the practical requirements of the building.
